For the Second Year in A Row, A Greater Seattle Member Wins a BOMA International TOBY Award

This year, the 2025 BOMA Conference was held in Boston, Massachusetts and The Outstanding Building of the Year (TOBY®) Awards Ceremony was held on Tuesday, July 1st. Seattle brought home an International TOBY® Award for the second year in a row! Starbucks Center (managed by Kidder Mathews and owned by First and Utah Properties, LLC) won in the Mixed-Use Category.

This year, the Pacific Northwest Regional Winners represented five categories: Corporate Facility (1001 East Tower - CBRE), Life Science (188 East Blaine – Alexandria Real Estate Equities), Mixed-Use (Starbucks Center – Kidder Mathews), Renovated (Market Place Tower – CBRE), and 250,000-499,999 SF (Hill 7 – Hudson Pacific Properties). Overall, 72 regional winners competed in 17 categories to win the prestigious International TOBY® Award.

The Outstanding Building of the Year (TOBY®) Awards are the highest honor in commercial real estate, celebrating excellence in building management, operations, and sustainability. Properties are judged on key criteria including community impact, tenant and employee relations programs, energy management, accessibility, emergency evacuation procedures, building personnel training programs, and overall excellence. To be eligible for the international competition, a building must first earn a BOMA 360 designation and win at both the local and regional levels. Winners at each stage demonstrate best-in-class performance and are recognized at the BOMA International Conference.

• Locals will be required to use the portal and BOMA Seattle King County is requiring BOMA 360 (which you can apply for now but need to apply before September 30, 2023 to qualify for TOBY

The Outstanding Building of the Year Award is the most prestigious recognition and honors the best of the best in the commercial real estate industry recognizing quality in buildings and rewarding excellence in building management. It recognizes and rewards not only how a building is run and maintained but also recognizes all the hard work people have put into the building.

The competition starts at the BOMA local association level, winning entries advance from there to the regional level and, finally, regional winners advance to the international level. International winners will be presented at the BOMA International Conference in Nashville in June 2022.

For the Third Year in A Row, A BOMA Seattle King County Member Wins a BOMA International TOBY® Award

This year, the 2021 BOMA Conference was held in Boston, MA and The Outstanding Building of the Year (TOBY®) Awards Ceremony was held in person on Saturday, October 9th. Seattle brought home an International TOBY® Award for the third year in a row! Seattle Municipal Tower (managed by CBRE and owned by City of Seattle) won in the Corporate Facility category.

Overall, 61 regional winners competed in 16 categories to win the prestigious International TOBY® Award.

The competition begins at the BOMA local association level where winners move on to the regional level. Regional winners compete at the international level where the best of the best are honored and awarded at the annual BOMA International Conference. Buildings are evaluated on numerous criteria such as community involvement, site operations, tenant relations, and “green” policies and procedures.

The TOBY Regional Online Judging
The BOMA Pacific Northwest Region is looking for a few committed industry professionals to judge the 2021 Pacific Northwest Regional TOBY entries. Volunteers will be asked to judge and score the entries online from the comfort of your own office or home from April 1st through April 9th which includes a weekend. It is estimated that each building judged will take about 1-2 hours and we hope each judge might agree to judge two buildings but will be happy if you can judge one. This is a great way to learn about another real estate professional’s property!

• Judging takes place over a 10-day period – at your convenience

This year, 1201 Third and the Wright Runstad & Company Team dominated the Over 1 Million SF Category at the International TOBY Competition! Read about their exciting win here.

Please note that the entry form, registration fee and online submission (https://toby.boma.org) are due by October 16, 2020.  The judging will take place in late October. It is our goal to provide the Pacific Northwest an entrant in all 17 categories on the International level in order to accurately portray the splendor that encompasses the buildings throughout our region. This year, the entire process will be done online and local judging may be done virtually. More information will be sent to those that submit an entry form.

Due to the impact of the COVID-19 pandemic in 2020, BOMA acknowledges that on-site building inspections may be impacted. 1201 Third Takes Home a 2020 BOMA International TOBY Award
BOMA Seattle King County Takes Home a BOMA International TOBY® Award for The Second Year in A Row

This year, the 2020 BOMA Conference was held virtually and The Outstanding Building of the Year (TOBY®) Awards Ceremony was streamed as a live webcast. Seattle brought home an International TOBY® Award for the second year in a row! 1201 Third (managed by Wright Runstad & Company and owned by 1201 TAB Owner, LLC) won in the Over 1 Million SF category.

“The TOBY Award for 1201 Third is a very important and personal achievement for our talented property management team members, both past and present,” said Jeff Myrter, SVP Property Management and General Manager at Wright Runstad & Company. “I have personally called 1201 Third my home base for over 17 years and began my commercial real estate career here. We have stayed the course over its 32-year history, moving the property forward, reducing our carbon footprint wherever possible and keeping in step with the changing interests of our tenants. In August 2018 the EPA updated the ENERGY STAR® performance metrics in Portfolio Manager® to reflect the most recent market data available. The data showed that energy use and business practices in U.S. commercial buildings have changed dramatically since the EPA last updated the ENERGY STAR® score models in 2007. The average ENERGY STAR® score was reduced by 10 points from the 2007 office model to the August 2018 office model.

Based upon feedback EPA received from various commercial office properties in September 2018, companies with portfolios spanning different regions of the U.S. reported a trend of greater score reductions in colder climates. EPA's analysis found that an adjustment was needed to account for energy used for heating. The analysis found that an adjustment is needed to account for energy used for heating. Therefore, EPA has reintroduced HDD (heating degree days) into the scoring process, which results in more equitable scores for office properties in all climates.

Office building scores, including adjustments for HDD where applicable, became live in Portfolio Manager® on 7/22/19. You may see score increases for some office buildings located in colder climates. On 7/31/19 EPA plans to resume ENERGY STAR® certification for office buildings.

The Awards Committee voted that in the 2020 TOBY cycle each building's State of Energy Performance ENERGY STAR® score will be reduced by 10 points. Over the next year we will monitor ENERGY STAR Portfolio Manager®, as well as applicant scores, closely and will discuss whether to make adjustments to the TOBY scoring model for future awards cycles.
