The BOMA 360 Performance Program + The TOBY Awards

Having the BOMA 360 and TOBY Award applications now in one portal streamlines the application process and helps you showcase your building's accomplishments faster! Elevate your property by applying for the BOMA 360 designation, and then submit your TOBY Award application to compete for the honor of being called the best of the best in commercial real estate.

WHAT IS BOMA 360?

The BOMA 360 Performance Program® sets the standard worldwide for operational best practices in the commercial real estate industry. Six industry best practice areas are evaluated:

• Building operations and management
• Life safety/security/risk management
• Training and education
• Energy
• Environmental sustainability and wellness
• Tenant/occupant relations and community involvement
  

Benefits:

• Industry validation. This third-party designation signals to owners, tenants and prospective tenants that your building is managed and operated to the highest standards in the industry.
• Holistic, 360-degree evaluation. The BOMA 360 program evaluates all major areas of operations and management that are critical to running a building.

WHAT ARE THE TOBY AWARDS?
The Outstanding Building of the Year® (TOBY®) Award is the commercial real estate industry’s highest recognition honoring excellence in commercial building management and operations in specific categories of building type or size. For an opportunity to win a BOMA International TOBY Award, a property first must earn a BOMA 360 designation and win both local and regional competitions.

There are three levels to the competition: Local, Regional and International. Buildings must complete and win at the local and then regional level to qualify for the International competition. TOBY International Awards are presented at the BOMA International Conference every June.

ENTRY FEES AND DEADLINES

A total of $1495 in entry fees will paid to BOMA International and to the BOMA Local for each submission entering the competition. The BOMA International fees will be collected during the online submission process. Fees are broken down as follows:

• $50.00 to BOMA Greater Seattle for awards, costs associated with judging at the local level and other related costs. This fee and application form only states your intent to enter. You must still add your building submission to the online portal.
  
• A $995 fee is required in order to apply for a BOMA 360 Designation. BOMA Greater Seattle is requiring this designation at the local level.
  
• A $450 entry fee must be paid to BOMA International in order to submit a building for consideration in the TOBY regional and international competitions.

Regional/International Judging Process

• Online process
• Can be done from any computer with internet access
• Judging takes place over a period of days - at your convenience
• You can start the judging process and complete at a later time
