BOMA Power Hour April 26, 2023 Understanding Pedestrian Levels of Service in Your Buildings and Lobbies Presenters: Lerch Bates Team Members - Cameron Dargahi, Associate Consultant & Kristi Church Architectural Design Consultant
Description: The demand has been recognized for a need to examine pedestrian flow through commercial RE designs designs. The new, Lerch Bates Pedestrian Circulation discipline has developed a unique digital solution that allows these elements to be considered holistically, with each element individually and concurrently modeled. This service evaluates the cumulative relationships of entry doors, lobbies, escalators, stairs, and elevators on people movement. These elements are combined into a single visual simulation which can determine the affect and opportunity afforded by alternative designs. Our simulations determine the impact of multiple facility ingress and egress scenarios based on the density of people in the client’s design...

Building owners have to balance competing priorities when it comes to the health, safety, and efficiency of their buildings. And while we know improved indoor air quality is proven to positively impact occupant health and productivity, increasing ventilation rates to deliver fresh air can significantly increase operational costs. In addition, the new Washington Clean Buildings Performance Standard now requires some buildings to keep their energy use below certain targets. This session will focus on the importance of proper building ventilation and how whole-system approaches such as very high efficiency dedicated outside air systems (or very high efficiency DOAS) improves occupant comfort and IAQ...

9/12/18 Engineer Skills Hour features a presentation by Cal Bearman from Wiss, Janney, Elstner. On November 17, 2016, the U.S. Department of Labor's Occupational Safety and Health Administration (OSHA) issued a final rule updating its general industry Walking-Working Surfaces standards specific to slip, trip, and fall hazards. The new rule governs a wide variety of conditions, including fixed ladders, low-slope roofs, and rope descent systems. The rule also includes a new section under the general industry Personal Protective Equipment standards that establishes employer requirements for using personal fall protection systems. Portions of the new rule become effective as soon as January 17, 2017, and will have significant ramifications for many buildings, particularly for buildings where window washing and other maintenance activities are completed via rope descent systems, which are sometimes referred to as boatswain's (or bosun's) chairs.
