The BOMA 360 Performance Program, sponsored by BOMA International, evaluates buildings against industry best practices in 6 major areas: building operations and management; life safety, security and risk management; training and education; energy; environmental/sustainability; and tenant relations/community involvement. Individual buildings that satisfy the requirements in all 6 areas are awarded the BOMA 360 designation.

According to new analysis by Kingsley Associates, buildings that have earned the BOMA 360 Performance Program® designation have higher tenant satisfaction scores in all rating areas as compared to commercial office buildings without the BOMA 360 designation. Most notably, 94 percent of tenants in BOMA 360 buildings report high overall satisfaction.

Things to Note:

  • BOMA encourages full portfolio participation to demonstrate your company’s commitment to management and operations best practices. Separate applications for each building are required; however, you will be eligible for a 15% portfolio discount on application fees for 10 or more buildings. Contact boma360@boma.org for further information and instructions. 
  • BOMA EER is a requirement
  • Not a second version of TOBYs; Not a competition – everyone can receive the designation as long as they meet the requirements Waiver of Requirements for TOBY Regional Winners 


  1. $300 discount off the BOMA 360 application fees for all regional TOBY winners. The TOBY award must have been received within a year prior to your BOMA 360 application to claim this benefit. You will have until June 1 of the year following the year of your TOBY award to claim this benefit.
  2. TOBY Portfolio category winners will receive credit for Sections 3, 4, 5 and 6 – Training and Education, Energy, Environmental/Sustainability, and Tenant Relations/Community Involvement, respectively. Earth category winners will receive credit for Sections 3, 4 and 5 in the BOMA 360 application. You will still be required to demonstrate fulfillment of the BOMA 360 prerequisites and complete the remaining sections of the BOMA 360 application. When you start your application, you will be prompted to identify yourself as either a TOBY portfolio or earth category winner to initiate the fee reduction and the section waivers. You will have until June 1 of the year following the year of your award to claim the discount and other benefits


  • Most applications can be completed in just a few hours (assuming documentation is assembled in advance); however, you do not have to complete your application in one sitting. You can enter and exit the system as many times as you would like for each application. Your information is automatically saved. Once you select "submit” at the end of the application process, however, you will not be able to change any information on your application or access your application for any reason unless authorized by the Program Administrator. We suggest you establish a paper or electronic file and save copies of all documentation you submit. ·         The BOMA 360 Performance Program requires the following prerequisites in order to be eligible to apply for the designation.

Only occupied commercial office buildings and industrial buildings are eligible for the BOMA 360 Performance Program designation. Commercial office includes: multi-tenant office buildings; single-tenant office buildings; corporate facilities; government buildings; medical office buildings; suburban office parks; and multi-use/mixed-use buildings. Buildings must be at least 50 percent occupied or leased at the time of application.


For multi-use buildings (i.e. office/retail, office/residential, mixed-use, etc.), information should be reported only on the office portion of the building. If the building contains no occupied commercial office space as described above, or is a hotel, apartment/multi-family, or retail/shopping center it is not eligible for participation.o

BOMA 360 Application and Renewal Fees

The following fee schedule is currently in effect for all new and renewal applications. Fees are paid at time of application. The certification must be renewed every three (3) years, at which time a new application must be completed in full and fees paid. Designees will be contacted well in advance of their renewal date with further instructions.
